Residential Conveyancing

Whatever kind of property transaction you may be involved in, we can help you. Be it the purchase or sale of a house, holiday home, apartment or site, we can provide all the legal expertise you need in order to complete the transaction and to protect your interests. If purchasing, we advise you to contact us before even concluding the verbal agreement for purchase, as certain rules apply to the payment of booking deposits and to documents recording verbal agreements.

Once contracts are received, we will check the legal title and advise you on the contents of the documentation offered. It is important to realise that the legal title to a house may not be properly or fully vested in the vendor and this issue has to be fully investigated, both from your own point of view as a purchaser and also from the point of view of satisfying the requirements of your lenders. We will seek to negotiate any adverse legal terms in the written contract and will liaise with you and your lenders as to completion. Upon completion, we will handle the registration of your title in the Land Registry and the lodging of the title deeds at your direction or to the lenders.

If selling, we will examine the legal title and draft the contract for sale and deal with any queries which arise along the process of conveying your legal interest to the purchaser, including planning and family home issues. We liaise with the estate agent and deal with the collection of the sale monies upon completion.
Commercial Conveyancing

The procedures in commercial conveyancing cases are much the same as in residential, except where the acquisition is by purchase of shares. Other considerations may also apply, such as searches of licencing registers for restaurants and hotels, the official planning use for the property, tax driven purchases or where funding is being obtained from state agencies.

Many commercial transactions involve the creation or assignment of leases and again we provide this service for commercial clients.
